A new mixed used secured rental building that serves the needs of Coquitlam’s independent seniors.
In a mixed-use walkable neighbourhood, PARC proposes to create an independent seniors residence, 12 below market rental apartments and a strong commercial presence on Austin Avenue.
PARC began the search for a suitable site for independent living eleven years ago.
The building is comprised of 155 secure rental homes. Residents will receive meals, housekeeping, recreational and transportation services.
PARC is providing an additional 12 affordable suites that will front on to Ridgeway.
Street front commercial retail units are provided along Austin Ave.
Independent Living
PARC’s fundamental offer is secured market rental housing for Seniors Independent Living.
Independent living is for active seniors who do not require nursing care.
Residents can bring in home care assistance as they might in their own home.
All apartments are dedicated rental, not condos. PARC owns and operates the residencies.
All apartments come with kitchens, daily meals in the dining room, light housekeeping, 24 hour staff coverage, transportation, and active living programs.
Housing Needs
Coquitlam is facing strong demand and a limited supply of specialty housing including seniors’ living and affordable rental accommodation.
Coquitlam’s recent Housing Needs Report includes seniors housing as one of its five key findings:

A PARC commissioned 2019 study suggests:
From 2016 to 2041 the number of Coquitlam seniors aged 75+ will increase by 232%.
There will be a need for at least 208 new independent living suites in Coquitlam by 2026.
PARC proposes to build 155 dedicated rental seniors’ residences to partially fulfill that need.
PARC proposes to support the City of Coquitlam’s Housing Affordability Strategy by applying rental housing incentive density to build and dedicate 12 affordable below-market rental homes.
